ROHRER & VAIL REAL ESTATE · LOCAL MARKET GUIDANCE · OCTOBER 16, 2026
A home’s asking price starts a conversation. A closed sale records the price a buyer and seller reached. If you are buying or selling in Haddon Township, both deserve attention—but they answer different questions.
Our team reviews current competition alongside completed sales, then considers the individual property. Location, usable space, layout, condition, parking and timing can all change which comparisons are useful.
Two local examples, with their status made clear
| Property | Verified price information | What it tells you |
|---|---|---|
| 1137 Lakeshore Drive Bright MLS NJCD2125410 |
Active at $459,900 when checked October 16, 2026. 3 bedrooms, 1 bathroom, 1,102 square feet. |
A current asking price and competing option. The eventual sale price is not yet known. |
| 429 Addison Avenue Documented May 2026 sale |
Listed at $549,000; sold for $580,000. 3 bedrooms, 2 bathrooms, 2,086 square feet; 28 reported days on market. |
A completed transaction, $31,000 above its list price. One sale does not establish a townwide premium. |
These are two different homes, shown to explain listing status—not a matched comparable-sales analysis, a market average or an October sales sample. The Addison sale is from May. Availability and asking prices can change.
For buyers: evaluate the home before the discount
A price reduction or an offer below asking does not, by itself, tell you whether a purchase is good value. Ask us to compare the home with relevant closed sales, review its condition and help you understand the total ownership costs. Taxes, insurance, maintenance and any association costs belong in the conversation alongside financing.
For these examples, the difference in square footage and bathrooms is substantial. Dividing price by square feet produces a number, but it does not adjust for condition, layout, lot or location. Your buyer representative can explain which differences matter before you decide on an offer.

For sellers: price the competition, then estimate your net
Active listings show the alternatives a buyer can choose today. Recent, relevant closed sales provide evidence of completed transactions. A useful pricing review checks both and explains why each comparison belongs in the analysis. It should also distinguish the original asking price, any later price changes and the final sale price.
Your sale price is only the starting point for estimating what you could take away from a sale. A planning estimate of net proceeds subtracts mortgage and other payoffs, agreed selling expenses, applicable closing charges and taxes, and any negotiated credits or adjustments. The amounts depend on your property and transaction; a settlement statement establishes the final figures.
What could your home sell for—and what could you keep?
